Carlisle SynTec Roofing in Yonkers, NY in Yonkers, NY

Carlisle SynTec sells single-ply membranes in three chemistries, and a Carlisle roof can be any of them. Sure-Weld is a TPO that is hot-air welded at the seams. Sure-Seal is an EPDM rubber sheet, joined with splice tape or adhesive. Sure-Flex is a PVC. The first job on any Carlisle roof in Yonkers is to learn which one is under our feet, because seams, flashings and repairs differ in each.

We install, repair and maintain these systems following the written product requirements. A visit produces a condition record with photographs, a system note and a repair boundary, so the owner can approve work against facts.

Name the Membrane

The sheet can usually be identified by feel, color, seam type and any printed markings. EPDM is a flexible rubber, usually black, with seams joined by tape or adhesive. TPO is a thermoplastic, often white, with welded seams. PVC is also welded, often gray or white, and is firmer. Drain labels, equipment tags and the installer's records can confirm the product.

When doubt remains, a small sample goes for identification before a repair material is selected. The wrong patch on the wrong sheet is a common source of a leak that returns, and a leak that returns costs the owner a second access window and a second tenant complaint, so we record the membrane type in the roof file and flag it for the next visit. If the building has several roof levels, each level is identified on its own, since a later addition may use a different sheet from the original. The membrane type, thickness, and attachment method are recorded at the first visit so every later repair uses matching material.

EPDM: Seams, Ballast and Age

EPDM roofs may be fully adhered, mechanically attached or ballasted with stone. Each style fails in its own way. Fully adhered sheets can lose their bond and sound hollow. Mechanically attached sheets can show loose fastener plates. Ballasted sheets hide the membrane, so repairs begin with moving stone.

On an older EPDM roof, seams are the first concern. Tape or adhesive can age and open at the edges, especially at tee joints and around penetrations. We probe them, clean and prime the surface and install compatible splice or patch material. Cleaning is the step most often rushed: rubber carries oils and dirt that keep adhesive from gripping, and we wipe each seam edge until the cloth comes away clean. Shrinkage is the other sign: a sheet that has pulled back from a wall or curb exposes the flashing. We look for bridging at inside corners, where a stretched sheet hangs in the air, and for splits at the base of walls. Those are repaired by reflashing, not by sealing the crack.

Sure-Weld TPO and Welded Seams

A welded seam is only as good as its preparation. The sheet must be clean, dry and at a temperature that allows fusion. We test-weld a small piece, pull it and look at how it fails. A weld that peels cleanly at the interface is a poor weld. One that tears the membrane is sound. We repeat the test whenever conditions change, such as a shift in wind, temperature or surface moisture.

On existing roofs we check for open laps, probe weld edges and look for cracking at flashing. Our TPO roofing repairs use compatible patches welded to a prepared surface, and reflashing includes corners, pipe boots and curbs where movement concentrates. Heat is part of the picture: a white sheet reflects most sunlight, but flashing at a dark wall sees large swings, and the corners are where welds fail first.

Sure-Flex PVC in Chemical Settings

PVC membranes handle grease, oils and many chemicals better than some other single-plies, which is why they are chosen near kitchen exhaust or process vents. They are also heat-welded and form a continuous sheet. We check the welds, look for plasticizer loss that can stiffen an older sheet and examine flashing for cracks. A stiff sheet cracks at folds when walked on in cold weather, so on a winter visit we limit foot traffic and note where the surface feels brittle.

Where exhaust discharges onto a roof, we look for staining and softened areas. A protective pad or a repaired section may be needed. A PVC roofing repair there starts with cleaning the grease film, since a weld will not take on a contaminated surface.

Why Westchester Weather Matters

The closest long-term weather record is the Westchester County Airport station, northeast of Yonkers. Its 1991 to 2020 normals show about 47.75 inches of precipitation a year, about 105 days with a low at or below freezing and about ten days at 90 degrees or higher.

Single-ply seams and flashings move with that cycle, and ice in a drain bowl can lift the membrane around the outlet. We check them after winter, with attention to drains and wall bases, and sealants and flashing again after summer, with attention to shrinkage and open laps. On a roof near the Tuckahoe Road corridor or the Yonkers Avenue corridor, the same pattern applies, and the results are written into the roof file.

Access shapes the work as much as weather. Trucks need a place to unload, lifts need firm ground and tenants need to know when the noise will come. For an occupied building, we write those points into the work order before a single roll is opened, and the property manager gets a copy.

Warranty, Code and the File

Manufacturer warranty terms vary and may include conditions on installation, repair and notice. We read the paperwork before any repair and say in the scope if a step could affect coverage. If the roof is under a term that requires the maker's inspection or approval of repairs, the owner needs to know before the first patch goes down, not after. New York's 2025 Uniform Code took full effect at the end of 2025, and the state sends local code questions to local authorities, so we verify the Yonkers permit path for the scope.

Closeout records the product, the details installed and photographs, along with the weld test results and the list of any open items. A roof that also carries a Versico section, another Carlisle brand, gets its own entry for that section, and a yearly maintenance visit adds dated entries to the file. A mixed roof with GAF sections gets the same treatment, one entry per system.

Commercial Roofing Questions

Which Carlisle membrane do I have?

We identify it by color, seam type, markings and records, and by sample if needed. The result goes into the roof file.

Can EPDM seams be repaired?

Usually yes. We clean, prime and install compatible splice material. A roof with widespread seam failure may call for a larger repair or replacement.

Why test-weld a thermoplastic repair?

A small weld pulled apart shows whether the surface prep and heat were right. A bad weld is cheaper to find on a test piece than on the roof.

Is PVC better near kitchen exhaust?

It resists grease and many chemicals better than some other membranes. The roof still needs inspection around the discharge, since heavy grease can attack any sheet.

How often should a Carlisle roof be inspected?

Twice a year works well, once after winter and once after summer, plus a visit after severe weather. The record shows how fast change is happening, which helps the owner decide when to budget for replacement and when repairs still make sense.
